Which study materials do you actually need for the RES exam?

You need four things: the notes from your CEA-approved RES course, the free CEA syllabus and sample questions, a large bank of practice MCQs, and a way to check that everything matches current rules. Most candidates who struggle do not lack materials. They lack a plan for using one main source and drilling questions against it. This guide shows what to use, what to avoid, and how to organise it.

TL;DR

  • The RES exam has two papers. Each has Section A (60 MCQs, 60 marks) and Section B (20 MCQs on case studies, 40 marks), and the passing mark is 60 per paper (CEA).

  • Start with your course notes and CEA’s free syllabus and sample questions, then add one practice question bank.

  • CEA does not endorse outside revision providers and cautions that trainers may give inaccurate information, so cross-check against official sources.

  • Pick one main source, one question bank and one revision method. More material rarely means a better result.

What topics must RES study materials cover?

The RES exam is built on four competency units (CUs). Your materials should map to all four, and a good way to test any resource is to ask which CU each chapter belongs to. CEA publishes the structure on its exam preparation page.

Paper

Competency unit

Focus

Paper 1

CU1

Industry overview and basic land law

Paper 1

CU2

Dealings with interests in land

Paper 2

CU3

Regulation of the industry and marketing

Paper 2

CU4

Property transactions

Two details matter for how you choose materials. First, CEA has a revised syllabus taking effect from 1 January 2027, so check the edition and syllabus year printed on any book or app before you buy. Second, candidates are not tested on government policy changes announced or implemented within one month before their exam date. That tells you where to stop chasing news in the final weeks.

For a deeper map of each unit, see our RES syllabus breakdown.

What types of RES study materials are available?

Materials fall into a few types. Each does a different job, and you rarely need all of them.

Type

Best for

Watch out for

Course notes from your approved provider

Your main source of content

Notes can be long, so convert them into summaries

CEA syllabus and sample questions

Seeing the expected difficulty and learning outcomes

The sample set is small, not a full question bank

Printed or PDF practice books

Offline drilling and case study practice

Confirm they are based on the current syllabus

Online question banks and mock modes

Timed practice and weak-spot tracking

Quality and accuracy vary widely

Study apps

Short sessions on a commute

Check policy figures against official pages

Flashcards and mind maps

Memorising rules, thresholds and definitions

Only useful if you make them yourself or verify them

Before any of this, note the access requirement. Aspiring agents must complete an RES preparatory course from a CEA-approved provider and obtain a Certificate of RES Course Completion before they can register for the exam (CEA). Your course notes are therefore your first and most reliable study material, because they come from an approved programme.

If you are still at the stage of choosing a route into the industry, our guide on how to become a property agent in Singapore covers the steps in order.

What free RES resources does CEA provide?

CEA provides the examination syllabus and a sample-question PDF at no cost. The sample questions are more useful than they look, because they label each question with its competency unit, learning outcome and cognitive level. That helps you see whether an item tests recall (do you know the rule) or application (can you apply it to a client situation).

Use them in three ways:

  1. Read the syllabus first and tick off each learning outcome as you cover it in your course notes.

  2. Attempt the sample questions early, before you feel ready, to calibrate the difficulty.

  3. Return to them in the last week as a final check of how you read and answer questions.

CEA also states that it does not endorse other revision and coaching entities, and cautions that trainers may provide inaccurate information. That is not a reason to avoid all outside material. It is a reason to treat every outside resource as a draft that needs verifying.

Are past RES exam papers available?

Not officially. CEA does not release past papers, so any “past year” paper or set of recalled questions circulating online is unofficial. Some independent question banks state clearly that their items are original questions written to the public syllabus. That is the honest way to describe them, and you should be wary of any provider that claims to hold real exam questions.

This changes how you should practise. Instead of hunting for the “leaked” questions, aim to understand why each answer is right and why the distractors are wrong. The exam tests understanding of rules and their application, and Section B in particular rewards careful reading of case facts. Our page on RES exam questions explains the formats you will meet.

How do you check that RES study materials are accurate and current?

Outdated material is the biggest hidden risk. Property rules in Singapore change, and a book printed two years ago may quote a threshold or procedure that no longer applies. Run every resource through this checklist.

  1. Syllabus year. Does it state which syllabus it is based on? With the revised syllabus from 1 January 2027, older editions may leave gaps.

  2. Legislation. Does it refer to the current Estate Agents Act, Land Titles Act and Planning Act, rather than vague summaries?

  3. Figures. Pick three numbers in the material, such as a financing limit, a stamp duty rate or a CPF rule, and verify them on the relevant agency page: CEA, IRAS, HDB, URA or the CPF Board.

  4. Date of last update. A resource with no update date is a warning sign.

  5. Explanations. Does each answer explain the reasoning, or only give a letter?

Financing rules are a common trap, because they are quoted everywhere and change over time. When you see a figure on the total debt servicing framework in any guide, compare it with the official source before you commit it to memory.

When two sources disagree, the official agency page wins, every time.

How should you use materials for Paper 1 and Paper 2?

A workable approach combines one main source, one practice bank and one revision method. Spreading yourself across five books and three apps usually produces shallow coverage of everything.

Three-part RES study materials approach

Build the plan around the papers

Paper 1 (CU1 and CU2) is heavy on land law concepts, tenure, interests and legal dealings. Paper 2 (CU3 and CU4) covers regulation, marketing, and transactions, including the practical rules you will use daily as an agent. Treat them as two separate exams in your calendar.

Stage

What to do

Materials

Weeks 1 to 4

Read course notes, make summaries by CU

Course notes, CEA syllabus

Weeks 5 to 6

Topic-by-topic MCQs, log every error

Question bank with topic filter

Weeks 7 to 8

Case study practice for Section B

Case studies, sample questions

Final 1 to 2 weeks

Timed full-length mocks, review weak areas

Mock exam mode, flashcards

This mirrors the pacing in our 8 to 10 week RES exam plan, which you can adapt to your own schedule. Your exam date also shapes the timeline, so check the RES exam dates guide before you fix your weeks.

Separate learning mode from testing mode

Good digital tools offer topic filtering, instant feedback and performance analytics, plus a separate timed mock mode. Use the first for learning and the second for testing your exam strategy. If you only ever do untimed practice, the clock will surprise you. Each paper has 80 questions, so build the habit of pacing early.

Keep an error log

Write down every question you get wrong, with the rule behind it and why you chose the wrong option. Review the log weekly. Most repeat mistakes come from three or four underlying gaps, and the log shows you which ones.

Do free and paid RES resources differ in quality?

Price is not a reliable signal. Some free resources are excellent and some paid ones are stale. Judge them on the checklist above, not on cost.

In general, free CEA material gives you accuracy but limited volume. Independent question banks give you volume but you must verify accuracy. Printed practice books sold by independent authors typically cost tens of dollars each, so confirm the edition and syllabus year before you pay. Course notes sit in between: they are accurate to the course, but they are not designed for drilling.

Keep your spending proportionate. A solid result usually comes from using fewer resources more deeply.

What is our view on RES study materials?

We see many new agents begin with an enormous pile of resources and finish with the same few. The ones who pass tend to be those who treat the exam as a structured project: one main source, steady question practice, and honest review of mistakes.

As a team, we focus on helping you pass and then on what comes next. Passing the RES exam is the entry ticket, but a sustainable career depends on compliance with CEA rules, a disciplined routine and good mentoring. That is why our onboarding connects exam preparation to the first months of real work. If you want the wider picture, our career page outlines how we support agents at each stage.

How can ERA help you prepare for the RES exam?

If you want guidance rather than a pile of resources, our team can walk you through the RES course registration process and the CEA licensing requirements that follow. We also run digital training via Zoom webinar for agents who prefer to learn online. To see how new agents start with us, visit the New Agents page. For the registration steps after the exam, read our CEA registration process guide.

What are the most common questions about RES study materials?

Is the CEA sample question PDF enough to pass?

No. It is a small set designed to show the expected format and difficulty, not a full question bank. Use it to calibrate, then practise on a larger bank of original questions that match the syllabus. Combine that with your course notes for content.

Do I need to buy a textbook as well as my course notes?

Not necessarily. Your approved course notes are your main source. A textbook or practice book is useful if you want extra explanations or more case study practice. Make sure it is based on the current syllabus, and remember the revised syllabus applies from 1 January 2027.

Can I rely on questions shared by past candidates?

Treat them with caution. CEA does not release past papers, so recalled questions are unofficial and may be inaccurate or outdated. Use them only to understand the style, and verify any rule they mention against the official source.

Will new policy changes appear in my exam?

Candidates are not tested on government policy changes announced or implemented within one month before their specific exam date. Policies announced earlier than that can still be tested. Check CEA’s exam page for the current rule when you register.

How many resources should I use at once?

One main source, one question bank and one revision method is a sound limit. Add a second resource only if a specific gap shows up in your error log. Depth beats variety here.
