How to choose a property agency in Singapore
Choosing your agency is one of the biggest decisions in your property career. Here is what really matters, and the questions to ask before you join.

The agency and the team are not the same thing
In Singapore, every property agent is registered with one licensed estate agency, such as ERA, PropNex, Huttons or OrangeTee & Tie. You can only be registered with one agency at a time.
Inside each agency there are many teams, each led by a team leader. Your day-to-day life as an agent depends mostly on your team: who trains you, who answers your questions, and who helps you close your first deal.
So compare two things: the agency, and the team you will join inside it.
What to compare before you join
Training. Is there a clear training plan for new agents, and weekly training after that?
Coaching. Will someone coach you one to one, and is it free?
Your team leader. Do they still sell property themselves? Have they helped other agents succeed?
Tools and data. What apps and tools do you get for pricing, listings and following up with clients?
Commission and costs. Ask for the commission scheme and a full list of costs in writing. Never decide on what you heard from a friend.
Marketing and leads support. How does the team help you find your first clients?
The people. Do agents in the team help each other? Ask to talk to two or three of them.
Questions to ask any agency before you join
1. Who will be my team leader, and how often will I see them?
2. What training will I get in my first 3 months?
3. Is there one-to-one coaching, and does it cost anything?
4. Can I see the commission scheme and all costs in writing?
5. What tools and apps will I get?
6. Can I talk to two or three agents in the team?
7. How does the team help new agents get their first deal?
8. If I am already an agent, how will you help me move my registration and keep my clients' trust?
Ask every agency the same questions. The answers will show you the right fit.
ERA vs PropNex: how to choose
ERA and PropNex are both large, well-known property agencies in Singapore, and both have parent companies listed on the Singapore Exchange (SGX): APAC Realty for ERA, and PropNex Limited for PropNex.
Both have many teams, and teams can be very different from each other. So instead of comparing logos, compare the team you would join. Use the questions above with both, and choose the team that will train and coach you best.

Which is the best property agency to join in Singapore?
There is no single best agency for everyone. The best one for you is the one where your team will train you, coach you and help you get your first deals. Use the questions on this page to compare.
Is ERA or PropNex better?
Both are large, well-known agencies with SGX-listed parent companies. What matters most is the team you join inside the agency. Ask both the same questions, and talk to agents in each team.
Do I need to pay to join a property agency?
Every agency has its own costs, so ask for a full list in writing. You also pay your own licence costs, such as the RES course, the RES exam and CEA registration. At Donny Lee Advisory, coaching and team training are free for our agents.
Can I change my agency later?
Yes. Your CEA registration moves to the new agency. You can only be registered with one agency at a time.
